We do not give legal advice
Woonbelasting is a tool, not an adviser. We are not lawyers, tax advisers, estate agents or valuers, and using this site creates no advisory relationship of any kind. The letter you download is a draft that you submit yourself, in your own name and on your own responsibility. If you are unsure about your situation, consult a qualified adviser.
The figures are an indication, not a valuation
The comparison uses public data and a method that simplifies by design: value per m² against the median of comparable homes. Differences in condition, location, year of construction and finish are not in it. The saving shown is an estimate based on a national average rate; your actual rate is on your assessment. No figure on this site is a valuation or a promise.
We promise no outcome
Whether your objection succeeds is decided by your municipality’s assessment officer. An objection may be upheld, rejected, or lead to a revaluation in which the value stays the same or goes up. We have no influence over that and accept no liability for it.
Check everything before you file
You are responsible for the accuracy of what you submit: your details, the assessment number, the municipality’s address and the content of the reasoning. Check the deadline too. We calculate the six-week period from the date you enter, but the date printed on your decision governs, and filing on time is your responsibility.
Availability and liability
The site is free and provided as it is, with no guarantee of availability or accuracy. We depend on third-party open registers (PDOK and the WOZ register) which can fail or change. To the extent permitted by law we accept no liability for loss arising from use of this site or of the letter it generates.
