What does Woonbelasting cost?
Nothing. There is no account, no subscription and no paywall. The source code is public so you can verify that it stays that way.
How long do I have to object?
Six weeks from the dagtekening on your WOZ decision: the date printed on the letter from your municipality. Woonbelasting works out your end date as soon as you enter it.
Is objecting to the WOZ free?
Yes. An objection to your municipality costs nothing, even if you lose. Only an appeal to the district court carries a court fee.
Where do the figures come from?
Your address comes from the national address and buildings register (BAG) via the PDOK location server. The valuations come from the national WOZ register. Both are public government sources; Woonbelasting adds no estimates of its own.
Why is there no floor area for my home?
Not every municipality publishes the floor area in the WOZ register. You can enter it yourself; it is on your valuation report or in your deed of purchase. And if the area the municipality uses is wrong, that alone is a strong ground for objection.
Do you store my data?
No. Your name, address and any BSN stay in your browser and only reach the server at the moment the PDF is built. The PDF is assembled in memory, sent straight to you and stored nowhere. There are no trackers, no third-party cookies and no advertising.
Can my WOZ value go up because I objected?
In theory yes: the municipality re-assesses the value. In practice it rarely happens. If our comparison shows your home is already valued below comparable homes, we advise against objecting.
I rent. Is this useful for me?
Yes. Tenants of regulated housing can object, because the WOZ value counts towards the points system and therefore the maximum rent. You receive your own WOZ decision from the municipality for this.
What does the reference date mean?
The WOZ value for a tax year reflects the market value on 1 January of the preceding year. So the value for 2026 is about the market on 1 January 2025. That is why Woonbelasting only compares homes sharing the same reference date.
Why do you not fill in my municipality’s address?
Because a wrong address costs you your deadline. Many municipalities outsource their taxes to a joint agency, and that postal address is printed on your decision. We would rather fill in nothing than something that might be wrong.
What is a pro-forma objection?
A short objection letter that secures your deadline while you gather evidence. You ask the municipality for four weeks to supplement your grounds, usually after receiving the valuation report. Woonbelasting produces that variant in one click.
Why did the no-cure-no-pay agencies disappear?
The fee awards municipalities had to pay those agencies were cut substantially in 2024, which removed most of their business model. Nothing changed about your right to object. You just do it yourself now.
